Why "Is The Split Too Low?" Is the Wrong Question
Every agent who's ever sat across from us has said some version of it: "Your split is lower than what I'm getting now."
Here's the thing. They're right — and it doesn't matter.
Because split isn't the number that pays your bills. Net is.
At most brokerages, a higher split looks great on paper until you add up what it actually costs you to run your business inside it. Marketing. A transaction coordinator. Signs. Photography. Tech stack. Lead gen. By the time you tally it up, most agents are spending $3,000–$5,000 out of pocket per transaction just to keep the lights on — and that's before you count the 80% of your week burned on low-dollar tasks that have nothing to do with selling homes.
So the real question was never "what's your split?" It's "what do you actually keep, and what do you get back in return?"
