1. Prices Are Plateauing, Not Plunging

Despite what you might hear in the headlines, Albuquerque's market has remained surprisingly steady.
As of April 2025:

  • The average home value is $337,000, up 3.3% year-over-year.

  • Median sale prices are hovering around $345,000, a modest 3% annual increase.

In other words—this isn't a volatile market. It's one with measured momentum. Buyers aren't facing the runaway bidding wars we saw in 2021, but sellers are still getting strong offers when their pricing reflects the current pace of demand.

2. Listings Are (Finally) Climbing

Inventory has been inching up since late 2024, and for the first time in a while, buyers are starting to see fresh options pop up each week. Nationally, new listings are up about 9% year-over-year, and Albuquerque is tracking closely behind.

Last week alone, three new homes hit the market in East Downtown—all within walking distance of coffee shops, green space, and nightlife. That kind of activity was rare even six months ago.

More listings mean:

  • Buyers can be a little more selective.

  • Sellers need to prep and price more strategically.

  • Everyone benefits from more balanced momentum.


3. Days-on-Market Still Favor Sellers

Even with more homes for sale, the best listings don’t last long. Albuquerque homes are still going under contract in around 16 days on average. That’s quick—and it means:

For buyers:

✔️ Be ready to write a strong offer quickly

For sellers:
✔️ Don’t overprice—you’ll still sell fast
✔️ Stage and market your home well to maximize that early window of attention
